History

The District is a political subdivision of the State of Texas, created by order of the Texas Commission on Environmental Quality (“TCEQ”), dated March 2, 2004, and operates pursuant to Chapters 49 and 54 of the Texas Water Code, as amended. The District annexed approximately 37 acres of land within its boundaries in December 2017 and currently consists of approximately 574 acres of land.

The District consists of two non-contiguous tracts. Approximately 537 acres within the District (the “Southern Tract”) are located approximately 26 miles southeast of the central downtown business district of the City of Houston and within the boundaries of Dickinson Independent School District. Access to the Southern Tract is provided by Interstate Highway 45 to Calder Road. The remaining approximately 37 acres in the District (the “Northern Tract”) are located approximately 23 miles southeast of the central downtown business district of the City of Houston and within the boundaries of Clear Creek Independent School District. Access to the Northern Tract is provided by Interstate Highway 45, east along FM 518 to FM 2094 and north along Lakeside Drive. All development in the District is currently within the boundaries of the Southern Tract. The District is located wholly within the corporate limits of the City of League City.

Bay Colony Expansion 369 Ltd. (“Bay Colony 369”), a Texas limited partnership, has developed 776 single-family residential lots on approximately 192 acres. The general partner of Bay Colony 369 is Lennar Texas Holding Company, a Texas corporation, which is indirectly wholly owned by Lennar Corporation, a publicly-held corporation, the stock of which is traded on the New York Stock Exchange. Bay Colony 369 continues to own approximately 33 acres of undeveloped but developable land in the District.
